River Counties Association of REALTORS (RCAR) and RC-MLS takes pride in providing superior customer care. ​Once you complete and submit your application, pay the dues and/or fees, you will be guided through the procedures for use of the MLS system, and we will reserve a date for your new member orientation, where you will be inducted and pinned as a new REALTOR®.

This page will help you navigate through the process of joining RCAR either as a Broker setting up a new office, an Association Member or an RC-MLS Participant/Subscriber, Office Administrative Staff, or even a licensed or unlicensed assistant.

Please be aware that after you have placed your license with your broker you have 15 days to become a member or your broker will be assessed a $225.00 fine, which they may pass onto you.

STEP 1 - APPLICATION

WHAT AM I JOINING EXACTLY?

By joining the River Counties Association of REALTORS® you will be joining 3 associations.  Our local Association (RCAR), the Tennessee Association of REALTORS®, and the National Association of REALTORS® (NAR).

These three member associations provide local, state, and national benefits and services that you will use throughout your career.  There is power in numbers and the voice of the REALTOR® community is heard loud and clear.

Along with the aforementioned, you will additionally be permitted use of the “REALTOR” logo and trademark. This logo is only used by members and literally means “member”.  It is copyright protected and held in the highest esteem by the consumer.

BROKERS: If you are opening a new office it must be established first, so agents can be listed under your broker’s license. In addition, you will be charged for any agents on your roster who cannot prove REALTOR status, at an association and an MLS to which you belong. You are also taking responsibility for invoices assessed by agents in your office, if they do not pay within 30 days from issuance.  This means, if they are not paid, you either choose to pay for them or immediately drop them from your roster and forward the TREC 1 form for compliance. You also agree to immediately notify RCAR when an agent leaves by submitting the TREC 1 form immediately.  Do not assume the new office will forward it, you may be subject to payment for not submitting notice to us.

WHEN DO I PAY DUES TO THESE ASSOCIATIONS?

When you join, these fees are pro-rated through the current calendar year.  After that, Association dues are billed on October 1 annually for all 3 associations.  They are due to RCAR before October 31 annually to avoid late fees. If not paid by the date prescribed in the bylaws, members will be dropped from membership and all services will be discontinued. In addition, Brokers must return any licenses to TREC for unpaid licensee upon notification from RCAR.

Be aware, if you join in Q4, you will receive membership bill for the entire next year of dues very quickly, as you may have missed the annul billing cycle on October 1 and if you joined the MLS, that will be billed in January as stated below.

Once you place your active license with a BROKER member, you must join the association within 15 days to be in compliance and to avoid additional penalties and/or fees.

WHEN DO I PAY MLS USER FEES?

When you join, these fees are pro-rated through the current Bi-Annual period. After that, MLS fees are billed bi-annually in January and July, and do before the 15th day of each of those months. If not paid, you are subject to suspension and your Broker may have to release you to avoid further penalties and fees. Mark your calendar now so you never forget!

YOU MUST ATTEND A “WRAP UP” SESSION WITHIN 90 DAYS TO AVOID BEING DROPPED IMMEDIATELY, AS YOUR MEMBERSHIP IS PROVISIONAL UNTIL COMPLETING THAT COURSE. THERE ARE NO EXCEPTIONS!

WHAT ARE THE ESTIMATED COSTS PER YEAR?

BE PREPARED!  Real estate is a full time career for most individuals.  Whether you are full time or part-time, plan on business expenses accordingly. For dues and fees to RCAR and RC-MLS, plan on $1000 annually.

Every two years you will need to renew your license with TREC. Check n those fees at TREC. You are required to take CE courses to complete the renewal process which also may have fees associated.

Other costs in your business will include, E & O insurance, Broker fees, business licenses, your website, SUPRA access (the platform to access lockboxes on the properties) and additional services you may choose to purchase, etc..

Below is a list of the approximate costs for REALTORS.  Once you complete the application and pass the MLS Rules test, you will receive a call from staff to collect payment followed by an email with log in credentials.

Note: There are no costs for Unlicensed Assistants; however, they cannot access any MLS software until processed and given their own credentials. Unlicensed assistants must take the MLS test and attend MLS Rules Training.

STEP 2 - POLICY REVIEW

WHILE YOUR APPLICATION IS PROCESSED PLEASE REVIEW THE POLICIES AND RULES.

It is always your responsibility to know the MLS Rules (if joining this MLS), Bylaws and Policies.  As these change from time to time, we post the most current revised sets on the website at the links noted. Please take time to review these prior to completing your application process.

By joining the association and/or the MLS you are agreeing to abide by these policies and rules in accordance with the bylaws. Therefore, pleading ignorance is not a defense should you be found in violation. This is for everyone, including unlicensed assistants.

STEP 3 - ORIENTATION

THE ORIENTATION PROCESS FOR ALL NEW REALTORS®. 

Unlicensed Assistants must attend In-person MLS Rules Training ONLY.

Orientation must be completed within 90 days of receiving your credentials. There are 4 sections to complete.

You will receive a welcome email that also explains this process.

  • (SECTION 1) CODE OF ETHICS (ONLY REQUIRED FOR  LICENSEES)
  • (SECTION 2) FAIRHAVEN DEI SIMULATION (ONLY REQUIRED FOR LICENSEES)
  • (SECTION 3) NAR ORIENTATION VIDEO SERIES (ONLY REQUIRED FO RLICENSEES)
    • Move on to the video series on this page, located below.  There are several. Watch all of them because there is a quiz when you come to in-person orientation. (Yuck, I hate quizzes.  It’s easy, don’t panic.)
  • (SECTION 4) IN-PERSON WRAP-UP SESSION (FOR EVERYONE)
    • After you have completed the previous steps and sections the final thing you need to do is sign-up for New Member Orientation, which will be a minimum of 3 hours.
    • The Membership tea will register you for the next orientation. YOU MUST ATTEND THIS WITHIN 90 DAYS OR YOU WILL BE DROPPED! THERE ARE NO EXCEPTIONS.
