Learn a few key elements to listing your properties and make the process much easier.

"AREA" and "ADDRESS" Assistant Tools

(MLS Rules SECTION 1.2)

 

 

GETTING THE RIGHT “AREA” FOR YOUR LISTINGS IN BRADLEY COUNTY OR THE CITY OF CLEVELAND

  1. Click the “zoning” link below and enter the property address.
  2. Choosing whether the area should be County or City is by simple as looking at the taxes.
  3. If the property IS taxed in the City of Cleveland, you must use Cleveland City as the AREA with the appropriate directional initials (Cleveland NW, Cleveland NE, Cleveland SW, Cleveland SE) found by using the link below.
  4. If the property is NOT taxed in the City of Cleveland, you must use Bradley County as the AREA with the appropriate directional initials. DO NOT SPELL THESE INDICATORS OUT FULLY, (Bradley NW, Bradley NE, Bradley SW, Bradley SE) found by using the link below

This procedure is vital to keeping data integrity for appraisals and searches.

NOTE: No other counties in the RC-MLS Service area require the directional initials or offer an interactive tool. In addition, do not use ALL CAPS to enter data, as the automated system will flag it .

 

GETTING YOUR “ADDRESS” LINE IN CORRECTLY FOR BRADLEY COUNTY OR CITY OF CLEVELAND

  1. Click the “zoning” link and enter the property’s address. Use the exact address, by a copying and pasting into your listing.
  2. DO NOT SPELL THESE INDICATORS OUT FULLY, simply  use these initials NE, NW, SE, SW
  3. MLS Rules require that you spell out the street type completely.  (i.e. Avenue, Street, Circle, Lane…)

NOTE: No other counties in the RC-MLS Service area require directional initials in the address line.  However, all listings must have the street type (Street, Avenue, Drive, Circle, Lane, etc.) spelled out completely in all service areas. In addition, do not use ALL CAPS to enter data, as the automated system will flag it .

"ASSOCIATED DOCS" Requirement

MLS Rules SECTION 1 e

 

 

The rules require the listing agent to upload the following:
Tennessee Residential Property Condition Disclosure or Disclaimer.
Required within 7 days on residential and multi-Family 4 units and under. 
Not applicable to REO, HUD, RELO, or FORECLOSURES.

"APPROXIMATE ACRES" Calculations

 
 
When using this field make your decision following these steps:
 
Go to CRS, use “view larger map”.
 
On the right side of the screen find the ruler with an arrow (second from bottom)
 
Click on “area”
 
The mouse will convert to a “+” sign, then simply measure
 
In addition, find the tax record data (websites found under “Avoiding “Area” Violations) and take the lesser of the two calculations.
 
This will prevent you from getting a violation and reduces risk of liability.
